Those looking to sell their property during the current market boom may well have picked a lucrative time, but the presentation of your home could see homeowners lose up to £5,000 off their potential sale price. The problem, according to property experts, could lie in something as simple as the paint colour you have chosen.

Speaking to, Michael Rolland, interiors expert and managing director of The Paint Shed, said: “When it comes to selling a house you have to put practicality ahead of style, you are not guaranteed to have the same taste as viewers of the property so it is important that to increase the interest in and value of a property you need to cater to the masses.

“Our recent study revealed that most Brits prefer their rooms to be white and opt for the contemporary aesthetic, this means if you are a quirky maximalist trying to sell their house, it is best that it is stripped back a bit to attract potential buyers.

“The same study revealed that a majority of Brits would decrease their offer by £2,000 to £5,000 if they didn’t like the colour scheme and one in five would be put off entirely, so it is worth putting in the effort to make those changes.”

And it isn’t just the paint colour you have chosen, but also the areas lacking a fresh lick of paint that could be detrimental to your sale.

Jess Mitchell, office manager at Nottingham-based estate agent Gascoines told “Throughout the house, a fresh lick of paint can make a big difference to first impressions.

“A neutral colour is always a good option, and if painting multiple rooms isn’t in the budget, just the hallway can be a good alternative as this is the first thing potential buyers will see.”

Which “trending shades” could help boost your property value?

Though deep, jewel tones and bubbly pastel shades are currently in vogue when it comes to interior design if you’re hopeful of a sale it might be best to stick to the basics.

Mr Rolland said: “As our study found 20 percent of Brits would be put off even making an offer on a property due to the colour scheme, meaning that if the interior design trend chosen for the property is too outlandish, the valuation could be lower in order to attempt to attract buyers in spite of the decor. “

“Quirky” design trends such as “Cottagecore” or “Dark Academia” might make your heart soar, but can see potential buyer interest plummet.

Mr Rolland added: “This is particularly true of spaces like the bathroom and kitchen, if you have committed to a risky trend in these typically high-cost rooms, it can dramatically affect the value of your property.”

This doesn’t have to be boring, though, with an array of “trending” neutral paint shades on the market.

Mr Rolland said: “If you can’t stand to live with the walls being a stark, clinical white, neutral tones are the best way to go when wanting to boost the value of your property.

“One of the big interior colour trends of 2022 is warm neutrals such as beige, greige and warm-toned off-whites.

“These add warmth to a room without injecting too much of a style or personality in the space.

“It is important to remember that the potential buyers need to be able to envision their own possessions and lives in that space, by keeping it neutral they are more likely to be able to do this.

“Farrow and Ball’s Elephant Breath is a perfect choice for keeping the neutrality in a room but also creating warmth.”

This also, unfortunately, means that wallpaper is likely to be an unwise choice – particularly as it requires cost and effort to remove.

Mr Rolland added: “Wallpaper tends to be connected to a theme or aesthetic- florals for ‘Cottagecore’ for example- which is not to everyone’s liking.”

However, a colour injection sparks magic in one particular area – your front door.

Gumdrop coloured doors have exploded across social media over the last year, inspiring many to take on the DIY challenge themselves.

But, if this is something you’re keen to do, Mr Rolland advises sticking to a few “specific shades”.

He said: “What is ‘in’ and what will help your property sell are two different things.

“When it comes to the front door colour most people prefer, black comes out on top with white close behind. However, the colours that are ‘in’ at the moment are sage green and blush pink.

“Specific shades like dusty pink, such as Farrow and Ball Cinder Rose, and blush pink, such as Farrow and Ball’s Middleton Pink, seem to be favoured tones of pink for front doors. Those looking to paint their door with these shades should be sure to choose the right finish for an exterior wooden surface like the front door; they recommend their Exterior Eggshell or Full Gloss if looking for more sheen.”

Sage green, however, is close on the heels of dusty pink.

Mr Rolland said: “This colour has exploded in popularity over the past year with it being used in kitchens, gardens and living rooms and now it seems to be growing in popularity for the front door too.

“This earthy green is a perfect shade for the spring and summer due to its ties with nature. Sage Green by Little Greene is a perfect shade for this trend in their Intelligent Exterior Eggshell finish.”

Which key areas should you “refresh” with a lick of paint?

As Ms Mitchell points out, if an entire overhaul of your home is out of budget, simply focussing on the entryway is a great opportunity to make a positive first impression.

If you do have a little more money to spare, then there are some specific areas that can drive sales.

Mr Rolland said: “The whole house would benefit from a paint refresh before selling anyway, but the places to focus on include the front door and the Kitchen.

“If you have a wooden front door, this would benefit from a fresh coat of paint, as over time this is likely to have weathered and experienced a few knocks and scratches. First impressions count, remember.

“Similarly, the kitchen is a room that many want to associate with cleanliness and hygiene, but due to being a room which is used for cooking and sometimes entertaining, it could probably do with a refresh.”

A refresh doesn’t just mean paint either, according to Ms Mitchell.

She explained: “Kitchens and bathrooms are really important areas to present well.

“A clean and tidy bathroom or kitchen can mean the difference between securing a sale or not.

“To ensure these areas look the best they can, I’d recommend resealing and regrouting around tiles that have become discoloured or worn. This is a much cheaper alternative to replacing the tiles entirely.”
