Speaking exclusively to Express.co.uk, Ruth Lavender, design expert at Benchmarx Kitchens has shared kitchen features “guaranteed” to boost property value.

“Whether you’re looking to spruce up your kitchen ahead of selling your home, or just want to know if your current design will boost the overall price of your property, these features should be on your radar.”
Lighting can have a dramatic impact on the overall feel and functionality of a kitchen and getting it right can “help to boost interest in your property”, according to the expert.
She explained: “Your lighting scheme must be able to set the mood for cooking, entertaining, working from home and finishing homework, sometimes all at once. Customising it can be a simple yet subtle way to transform the look and feel of the space, making it more appealing to potential buyers.”
For those looking to update their lighting before selling their property, start by thinking about the main lighting source in the room and how it can be maximised.
Ruth said: “If you’re opting for spotlights, consider the placement of each light to ensure they aren’t blocked by cabinets or walls. Pendant lighting is also a great touch to add more focused illumination whilst introducing an added design feature.
“Designing your lighting in this way can also help to zone your kitchen, establishing different areas depending on functionality. This is particularly important for open plan areas, where you may want to establish a subtle divide between surrounding spaces, whilst still carrying the lighting design through for a sleek look.”

The kitchen designers said: “Kitchen islands are one of the most lusted after kitchen features, so it’s no surprise that having one in your home is guaranteed to boost its value. Often the focal point of a kitchen, this design element undoubtedly adds the ‘wow’ factor.
“There was once the perception that an island unit must be of an impressive size, and you would need a kitchen of endless proportions to match. However, with clever planning and thought, a kitchen island can be installed in most kitchen spaces.”

“If your property lacks a home office or study, incorporating a seating nook into your kitchen can be a great way to boost its value, making up for the lack of work-from-home space that many potential buyers are looking for.”
Smart built-in appliances
Old, outdated, and poorly functioning appliances are one of the top reasons homeowners renovate a kitchen or move to a new home entirely so it is worth upgrading. The expert suggested upgrading to smart built-in appliances.
She said: “Integrated appliances can be a huge draw for many buyers, and may help to add extra digits to your home valuation.
“They’re the perfect solution to maximise space, as they help keep countertops uncluttered. Smart ovens are a popular choice, and appeal to those who want to prepare food at a click of a button. Discreet dishwashers are also a desired kitchen commodity, as they help to keep the sink and work surfaces clean and tidy with minimal effort.
“Smart technology, such as Google Hub, can also be a huge draw to potential buyers, especially if it can be used to control the lighting, heating and appliances within the property.”
Buyers are looking for a space that is going to work for them, and the amount of storage can sometimes be make or break.
Ruth said: “Having storage solutions that have been customised and chosen to specifically fit your kitchen can be a draw to many potential buyers, as they’ll be able to picture their own belongings in the space.
“Popular storage options that often wow potential buyers include conveniently placed wine coolers, integrated carousels, pan draws and larders. You can make the most out of every inch of your cupboard space with concealed draws, pull out wire shelves and storage baskets too, as they help illustrate the kitchen’s potential.”
