Making a home more attractive to buyers can be as simple as adding a fresh coat of paint, installing new carpets or even tackling those weeds on the driveway. However, a property and money expert has revealed that making the right changes could not only attract buyers but “add some serious value” to a property. Pete Mugleston, managing director and money expert at www.onlinemoneyadvisor.co.uk shared exactly how sellers can make their homes more attractive to prospective buyers.

1. Declutter

When viewing a property, there’s nothing more off-putting than lots of piles of clutter.

Whether that’s a plethora of appliances on kitchen worktops or an abundance of ornaments on bookshelves and window sills, buyers want to be able to see themselves in the property – and piles of junk can ruin that fantasy completely.

Pete said: “Everything you’ve accumulated over the years that’s now filling up the free space in your home, including the loose change on your fireplace, needs to go.

“Put it away or in storage, give it away, or even bin it, just make sure it’s gone before you invite people to view your home.

“Potential buyers need to be able to envisage what the property would look like if they were living there, and having clutter everywhere makes that a million times harder.”

2. Give it a fresh lick of paint

It sounds simple but sometimes the simplest changes are the most effective.

Adding a fresh lick of neutral paint to an interior wall or two can “do the world of good”.

Homes will seem lighter, brighter, and even bigger, and the neutral colours will allow buyers to easily imagine how they could adapt each room to their own tastes.

3. Good first impressions

Kerb appeal is really important when selling a property as it’s the first thing buyers will see.

A driveway covered in weeds, cracked exterior paintwork, broken fences and an overgrown front lawn may not make the best first impression.

Pete added: ”A lot of people will drive or walk past the property before deciding whether they even want a viewing, so it’s important that the exterior of your property is just as well-maintained as the interior.”

4. DIY

After years living in one home, it’s likely there will be some scuffs and scrapes on the walls and perhaps even some thread-bare carpets.

While this may not seem like a serious issue, Pete said “no prospective buyer wants to walk into a home and see cracks/holes in the wall, broken doorknobs, cracked tiles and threadbare carpets”.

He continued: “A lot of prospective buyers will want to be able to move in without having to then add renovations onto their process.

“Ensure everything is spick and span before opening your home up to viewings.”

5. Kitchens

A good kitchen can add value to a property, especially if it’s got good storage, has been well-thought-out and has been decorated timelessly.

Before putting your home up for sale, take a look to see if you’re making the most of your kitchen space.

“Adding in a few upgrades such as a new surface or new cupboards can add some serious value to the total worth of the property,” Pete added.

6. Get rid of any funky smells

Unpleasant smells will be one of the first things a prospective buyer will notice about a property, however, it can be easily fixed.

Whether it’s pet smells, mould, damp or just leftover cooking smells, fix the problem and give your home a fresh, clean scent that’s not overpowering.

Pete added: “Give everywhere a deep clean, use wax melts, light candles, and make the most of air fresheners.”
